A moldy crawl space with a bad mildew smell was the reason these homeowners were looking for moisture control under their house. They were trying to get this home ready to move into and be near family after moving out of state. A home inspection found mold on the joists and the mildew smell was apparent throughout the home. Once we got out to the home to do the work, our crews started by cleaning the crawl space of any loose debris. We removed bricks and trash, getting the ground as clean as possible before laying our liner. Our crew found the lowest spot in the crawl space and dug out a place for the sump pump to be installed. This will allow water to flow to it, collect it in a basin, and pump it out and away from the crawl space. Then, we lay our 20 mil liner down across the ground and up the walls. It's extremely thick and not easy to tear. This creates a durable, waterproof space underneath the home. Finally, we install a dehumidifier to regulate the air and keep the moisture from building up. Creating a dry environment is essential for every home. This will keep mold from growing and rid the home of the musty smell.

Before Encapsulation
You can see daylight coming through the open ventilation under the house. These openings allow air to come in from outside. The air always carries moisture and drops it in the crawl space. Once it's in, it has a very hard time getting out. This is the reason ventilation doesn't work. We need to treat the crawl space like the inside of the home and seal it off completely.
Sealed Crawl Space
Not only do we put liner on the ground, but we cover the walls as well. We do this after sealing up all vents and cracks to the outside. This will keep moisture from penetrating underneath the home and keep it clean and dry.
Finished Encapsulation
With all the liner down, the sump pump installed, and dehumidifier running, this home is now protected from moisture intrusion, mold, and rot! We will do a yearly maintenance to make sure everything is working properly and keep the warranty valid on all products installed!
